Position Overview

HomeRiver Group is looking for a Fully Remote Turn Coordinator to join their team. The Turn Coordinator is responsible for managing renovation projects between tenant transitions, ensuring that properties are ready for new occupants. This role involves overseeing project timelines, coordinating between vendors and property owners, and maintaining communication to facilitate approvals, while ensuring pricing expectations and rent-ready standards are met.

Key Responsibilities

  • Project Management: Oversee renovation projects from tenant departure to new tenant move-in, ensuring all tasks are completed on schedule and within budget.
  • Vendor Coordination: Liaise with contractors and vendors to arrange necessary repairs, upgrades, and cleaning services, ensuring adherence to agreed pricing and quality standards.
  • Pricing Oversight: Monitor and ensure that all pricing expectations are met, maintaining budgetary controls and addressing any discrepancies promptly.
  • Communication with Property Owners: Serve as the main point of contact for property owners, securing approvals and providing regular updates on project progress and pricing.
  • Rent-Ready Standards: Ensure all properties meet established rent-ready standards, conducting inspections to verify that work is completed to specifications.
  • Basic Maintenance Knowledge: Utilize knowledge of basic maintenance and renovation processes to assess project needs and communicate effectively with vendors.
  • Timeline Development: Create and manage project timelines, ensuring all parties are aware of key deadlines and milestones.
  • Documentation: Maintain detailed records of project progress, including budgets, timelines, and communication logs.

Essential Skills

  • Project Management: Proven experience in managing renovation projects, particularly in a property management or real estate context.
  • Communication: Strong verbal and written communication skills, effectively interacting with vendors, property owners, and team members.
  • Basic Maintenance and Renovation Knowledge: Solid understanding of basic maintenance and renovation processes, enabling informed decision-making and effective oversight.
  • Problem-Solving: Ability to identify challenges quickly and develop practical solutions to keep projects on track.
  • Time Management: Skilled at prioritizing tasks and managing multiple projects simultaneously while meeting tight deadlines.

Desired Experience

  • Experience: 3-5 years of experience in project coordination or management, with a focus on property renovations, maintenance, or turnover processes.
  • Industry Knowledge: Familiarity with residential property management and renovation best practices is a plus.
