New Western – Transaction Coordinator
New Western is seeking a highly organized and detail-oriented Transaction Coordinator to join our growing team. In this role, you will collaborate closely with our General Manager, Acquisition Agents, and Escrow companies to streamline processes, ensure compliance, and drive transactions forward efficiently. You will be the primary point of contact once a deal is under contract, guiding sellers, tenants, and vendors through a smooth transaction from start to close.
Key Responsibilities:
• Review contracts and disclosures for accuracy and compliance
• Ensure adherence to internal title underwriting requirements, including trusts, FinCEN, power of attorney, and probates
• Build and maintain strong relationships with sellers, Escrow companies, New Western agents, and third-party vendors
• Coordinate final walk-throughs and confirm occupancy status
• Take ownership of transactions once under contract, moving them efficiently through escrow
• Guide sellers through the closing and escrow process with clear communication
• Coordinate inspections with third-party vendors
• Collect and manage tenant information for occupied properties
• Verify disclosures and contracts in ZipForms, ensuring EMD is correctly populated
• Negotiate cash-for-keys with tenants when needed
• Encourage referrals from satisfied sellers
