Description:
New Western is seeking a Transaction Coordinator who is highly organized, detail-oriented, and capable of managing multiple priorities efficiently. In this role, you will collaborate closely with the General Manager, Acquisition Agents, and Escrow companies to ensure smooth operations, compliance, and timely progress of all transactions. You will act as the main point of contact from contract to closing, ensuring all parties, including sellers, tenants, and vendors, have a seamless experience.

Key Responsibilities
- Review contracts and disclosures for accuracy and compliance
- Ensure adherence to internal title underwriting requirements, including trusts, FinCEN, power of attorney, and probates
- Build and maintain strong relationships with sellers, Escrow companies, agents, and vendors
- Coordinate final walk-throughs and confirm occupancy status
- Manage transactions efficiently through escrow once under contract
- Guide sellers through the closing and escrow process with transparent communication
- Coordinate inspections with third-party vendors
- Collect and organize tenant information for occupied properties
- Verify disclosures and contracts in ZipForms and ensure EMD is accurately populated
- Negotiate cash-for-keys agreements with tenants when applicable
- Encourage referrals from satisfied clients
