Description:
A leading construction organization in Dubai is seeking a highly experienced Senior Quantity Surveyor / Managing Quantity Surveyor – Civil to oversee the commercial and contractual aspects of major building construction projects. This role is ideal for professionals with extensive UAE construction experience and a strong background in high-rise developments. The successful candidate will play a key role in cost management, contract administration, project financial control, and commercial risk assessment throughout the project lifecycle.
Key Responsibilities:
• Lead and manage all post-award commercial activities for assigned construction projects.
• Monitor project expenditures and ensure effective cost control measures are implemented at every stage.
• Assess, evaluate, and process project variations while ensuring contractual compliance.
• Verify and accurately value completed work for billing and payment purposes.
• Prepare, review, and submit interim payment applications in accordance with project requirements.
• Evaluate and certify subcontractor payment applications while maintaining accurate financial records.
• Develop and maintain detailed cost reports to support project budget management and financial transparency.
• Monitor project progress and identify potential commercial risks that may impact project profitability or delivery.
• Prepare financial forecasts, cash flow projections, and commercial reports to assist management in strategic decision-making.
• Administer contractual documentation, correspondence, notices, and project-related commercial communications.
• Handle contractual claims, variations, and dispute-related matters in accordance with project agreements.
• Collaborate closely with project managers, site teams, consultants, clients, and subcontractors to ensure commercial objectives are achieved.
• Ensure all commercial activities comply with contractual obligations, applicable regulations, company standards, and quality requirements.
• Prepare final account settlements and oversee the successful commercial close-out of completed projects.
• Support management with commercial insights and recommendations to enhance project performance and profitability.
Requirements:
• Bachelor’s Degree in Civil Engineering or Quantity Surveying.
• Minimum of 10 years of professional experience within UAE building construction companies.
• Demonstrated experience working on high-rise building construction projects.
• Strong knowledge of quantity surveying principles, contract administration, and cost management practices.
• Excellent understanding of construction contracts, claims management, and variation assessment.
• Ability to prepare accurate commercial reports, financial forecasts, and project cost analyses.
• Strong negotiation, communication, and stakeholder management skills.
• Proficiency in industry-standard quantity surveying and project management software.
• Ability to work effectively in a fast-paced construction environment while managing multiple priorities.
