A prestigious government entity based in Dubai is seeking a seasoned Commercial Manager with deep experience in residential master planning. This senior role will take ownership of the commercial, contractual, and financial dimensions of large-scale community developments — delivering cost-effective solutions while protecting value and ensuring alignment with technical teams and regulatory authorities.
Key Responsibilities:
- Lead commercial management for major residential master planning projects, overseeing budgets, commercial strategy, and procurement processes.
- Monitor and control costs, track financial performance, and introduce measures to optimise expenditure and improve value engineering.
- Negotiate and administer contracts with contractors, consultants and suppliers, ensuring contractual obligations are met and disputes are minimised.
- Collaborate with planners, architects and project teams to ensure commercial considerations are aligned with technical and design requirements.
- Identify and mitigate commercial and contractual risks throughout the project lifecycle, proposing proactive risk-management actions.
- Ensure compliance with UAE regulations, local authority requirements and sustainable development principles.
- Mentor and lead junior commercial staff, building capability and promoting best-practice commercial processes.
- Provide strategic input on feasibility, value engineering, and financial planning to support successful project delivery.
Requirements:
- Educational Background: Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or similar (a Master’s degree is advantageous).
- Experience: Minimum 15+ years of hands-on commercial management experience on residential master planning or large-scale development projects.
- Technical Knowledge: Strong command of contracts, procurement, budgeting, cost control and commercial reporting.
- Skills: Excellent negotiation, leadership and stakeholder-management abilities; proven experience dealing with public-sector or government-led projects is preferred.
- Regulatory Familiarity: Well-versed in UAE regulations, authority approvals and industry standards for large developments.
